The project scope will consist of the removal and renewal of metal and membrane roofing, flashings and spouting. Some building modifications will also be required which will include rafter and purlin alterations to the Block A roof above the administration area and the removal of skylights and introduction of polycarbonate trafficable clear roofing product. It should be noted that the works will be staged and the first phase will incorporate the creation of a new accessible bathroom, this project will be procured in parallel to this contract.

The specialist reports have identified that the boilers, radiators and heating pipe infrastructure are at the end of life and due for replacement. It is proposed to replace heating with electric heat pumps to all spaces. An upgrade of the electric infrastructure will be carried out in accordance with the engineer’s design and recommendations including for control modules for the electrical load management. The removal of the boilers is to be included along with all redundant heating pipe both from within the boiler room and under floors of the classroom blocks. Asbestos has been identified in the boiler room linings and gaskets, underfloor where old pipe insulation has been left and in the vinyl flooring through which heating pipes penetrate. The safe removal of asbestos is to be included for within this project. The work will be sequenced so as not to leave the school at risk of not having heating as per the following suggested order of work: - Electrical infrastructure works - Supply and installation of heat pumps, commissioning of new systems - Decommission and removal of the boilers and redundant heaters and radiators - Safe removal of asbestos linings in boiler room - Fitting of new linings and make good of walls - Relocation of the main switchboard into the boiler room - Removal of underfloor asbestos and redundant heating pipes

Kuranui College – Block D Relocate Main Switchboard – Electrical Contractor

a. The Project background is: i. General description of the Project: The project is for Kuranui College and involves relocating the school’s Main Switchboard from its current temporary location in a shipping container beside D Block to a permanent new switchboard room within D Block. The work requires a suitably experienced electrical contractor to carry out the associated electrical and cabling works, including installing an underground pit, extending incoming mains, trenching between the pit and D Block, shifting the switchboard, extending or re-running mains and submains, disconnecting redundant services to the old boiler house and caretaker’s shed, and providing temporary generator supply to maintain power to parts of the site during the relocation. These are three sets of 4 single core 400mm cable, The pit will be around 3m x 3m in size. ii. Outcome sought: This project is to permanently relocate the Kuranui College Main Switchboard from its temporary shipping container location to a dedicated switchboard room within D Block, ensuring the school has a safe, reliable and fit-for-purpose electrical infrastructure solution that supports its future site development plans. The project is intended to be completed within the January 2027 school holiday period, with minimal disruption to school operations and continued power supply to essential parts of the site during the works. iii. History: The project originated in 2024, when the Main Switchboard was installed in a shipping container beside D Block as a temporary solution while longer-term redevelopment planning for the Kuranui College site was still being confirmed. Following agreement on the College’s future development plans, D Block has now been identified as the permanent location for the switchboard, requiring the temporary arrangement to be replaced with a dedicated switchboard room and associated cabling works.

The specialist reports for Clyde Quay School have identified roofing that is to be replaced on both Blocks A and B. To Block A an area of membrane roofing will be replaced with a pitched metal roofing solution which requires some re-framing. To Block B the pitched metal roofing will be replaced with new metal roofing. This work will allow to remove and reinstate the solar panel system. Clear roofing will be replaced with new trafficable translucent roofing laid over wire mesh. The Block A and B works will be undertaken as separate stages to minimise disruption to the school’s normal operations targeting the Christmas school holidays. The project is deemed important and requires delivery in an efficient and timely manner. To reduce the impact of these works on both the school term time and the early childhood operating time the works are required to begin in mid December 2026 and be completed as early in the new year as is possible.

The works are intended to improve the long-term performance and durability of the existing roofing systems by replacing end-of-life membrane roofing, translucent roofing, deteriorated flashings and associated roofing components, while addressing a range of localised defects affecting the buildings' weathertightness and ongoing maintenance requirements. The contract comprises a single-stage package of works including roof preparation, localised metal roofing repairs, membrane remediation, replacement of translucent roofing with compliant trafficable systems, rainwater goods, roof penetrations, selected carpentry repairs, relocation of roof-mounted mechanical services, and all associated scaffolding, temporary weather protection and reinstatement works. The Contractor will be responsible for delivering a complete turnkey solution in accordance with the tender drawings and specification. The works may be undertaken within an operational school environment and contractors will be expected to demonstrate a strong understanding of health and safety, programme management and stakeholder communication while minimising disruption to the kura. The Principal is seeking an experienced contractor capable of delivering a high-quality outcome that extends the service life of these important school assets while maintaining continuity of school operations.

It is proposed to fully refurbish the facilities including for some minor plan changes allowing for the removal of urinals and more spacious improved layouts. The work will replace wall and ceiling linings, replace windows, resurface the flooring, replace toilet partitions and replace all sanitary fixtures and fittings. As the work involves all the school’s toilet facilities it will be undertaken in stages to minimise disruptions to the school’s operation. Three stages have been proposed on the drawings, it is expected that the tender offers will acknowledge and allow for these as part of their proposal.

Cashmere Avenue School has historical issues with slips at the northern end of playing field. This has reoccurred again during recent heavy periods of rainfall bringing down further debris. Following detailed geotechnical investigations and subsequent reporting the proposed recommended solution is to provide an anchored slope face with a steel mesh retention covering to stabilise the bank. Access to the work site can be gained from across the lower playing fields. During winter, this is heavily bogged. Works will need to be delivered over a summer period and ideally over January 2027.
