The Fancsy Family Hospital Enabling Works Project

The project consists of two main components, an Administration and Learning Building, as well as an adjacent Parkade. This prequalification is for the Administration Building specifically as the Parking Garage has already been awarded. Administration and Learning Building A three-storey, 114,593 sf facility featuring classrooms, training and simulation spaces, offices, an auditorium and a roof level mechanical penthouse. The structure is constructed of reinforced cast-in-place concrete, with an exterior envelope clad in curtain wall glazing and a rainscreen wall system. Interior spaces will include partition walls and acoustic ceilings, with floor finishes consisting of sheet flooring, epoxy, carpet and/or tile. The building will also be equipped with full mechanical and electrical systems, including heating, cooling, ventilation, power distribution and life-safety functions. Parkade A four-storey, 228,324 sf parking structure constructed with reinforced cast-in-place concrete foundations, columns, and walls, with precast floor slabs and concrete ramps. The exterior features precast concrete panels, metal panel cladding, and a 2-ply SBS roofing system, with provisions for future façade enhancements. The garage houses approximately 700–750 parking stalls, including accessible spaces, and provides north and south elevator lobbies with adjacent enclosed stairwells for vertical circulation. Full MEP systems are included, covering ventilation, drainage, lighting, power distribution, life-safety systems, and EV charging infrastructure.
