The project back ground is: - The works are part of the 5YA & AMS approved programme. - As part of the 10YPP planning process a specialist report by a roofing contractor was carried out. It identified that the existing flat veranda roof that runs along the entire norther side of the block wraps around the Western end of the block and over existing resource room areas and is very flat and showing ever increasing signs of corrosion. There is already clear evidence of water penetration on the ceilings below. The area of roof to the western end needs to be repatched while the remaining identified roofing requires reroofing. - As part of the works there will be the replacement of existing timber windows and vinyl flooring as required.

Main Building Contractor for Bathgate Park School - 1,4,7: RTLB Upgrade and Demolition

Background - Currently the RTLB operates from an offsite premises, the MOE has asked for the refurbishment of the Bathgate Park Schools Block 1 for the future housing of the RTLB from the 1st July. The project encompasses the internal refurbishment of Block 1, transforming it into a more functional area for the RTLB staff. This involves the modernisation of the toilets, classrooms, kitchen, and storage areas, repurposing them into more efficient spaces for meeting rooms,offices, a kitchen/staffroom, and staff toilets. A minor refurbishment to a classroom in Block 4 is included to support the shifting of classroom space required to make it fit for purpose The project also requires the demolition of a non-essential standalone building, with the resulting space to be converted into RTLB staff parking. Required Solution - The project involves the refurbishment of Block 1 and a smaller refurbishment of an area of Block 4 as well the demolition of block 7. The intention of refurbishment to Block 1 is to create meeting areas, office space, kitchen and staff areas. The toilets are to be upgraded with new fixtures and fittings. New flooring and paint throughout the upgraded areas. An electrical and heating upgrade is included in the scope of work A light refurbishment of Block 4 is to also be upgraded to accommodate pupils being displaced from Block 1. This will include painting and fixed joinery removal to support the needs of the needs of the students using the classroom Demolition of Block 7 with the resulting space to be converted into RTLB staff parking

This includes: i. The school would like to install a new boundary fence to improve site security and safety, and to ensure the school boundary is clearly defined and compliant with Ministry of Education requirements. ii. The works will be completed in a single stage of work. iii. The contractor will be responsible for material procurement, delivery, installation, site management, and practical completion of the works. iv. During the preparation of the last Ten Year Property Plan, specialist condition assessment surveys identified the need for several roofing improvements to various buildings across the school including roof coverings, flashings and spouting renewal. Non trafficable roof sheets are also to be removed and replaced with an appropriate trafficable and heavy duty translucent roofing product. In some areas timber cladding will require removal, reinstatement and repainting following the installation of new apron flashings.
